A Message from the BPNA President and Vice President of Historic Preservation:
Since mid-summer 2018 interested residents and members of the BPNA Board have been meeting with the owner-developer and his team and working with the City’s Planning Department and the 3rd District City Council Office, after the recent sale of 29 Kennebec which is a large parcel in the Bluff Park Historic District located between E. Ocean Blvd and E. 1st St at the western corner of Kennebec Ave.
This Planning Commission Meeting on December 6, 2018, is focused on the question of dividing the lot between (a) the southern portion that has a historic duplex and a garage with a resident unit, from (b) the northern portion that has a large grassy berm on which once stood a circa 1913 Craftsman home.
Please Note: Details of the design development for the northern portion of the lot are still to-be-determined. The drawings and renderings in Exhibit B are NOT supported by the BPNA and are NOT reflective of the most recent discussions that we in the BPNA have had with the owner-developer and his team, which includes a lobbyist-lawyer and an architect. So far the discussions have been cordial, informative, transparent and helpful, and the owner-developer seems to be receptive to and interested in addressing the concerns of the neighborhood.
The BPNA is fully engaged in the process and committed to upholding the ordinance and design guidelines that reflect the appropriate mass, scale and size for the Bluff Park Historic District and the allowable zoning under current law.
